About CASHFLOW6040

This portfolio follows a classic 60/40 allocation strategy—60% in high-yield equities for steady dividend income and moderate growth, and 40% in low-risk fixed income for stability and capital preservation. It’s designed for reliable passive cash flow with moderate volatility, drawing from quality payers in covered-call strategies, business development companies, and real estate investment trusts, balanced by collateralized loan obligations and short-term treasuries. Aiming for 7-10% annual yield, it’s ideal for long-term compounding via DRIP, with a focus on consistent monthly/quarterly distributions from assets with strong payout histories.

About the Creator

Service technician by day. Spent the last two years quietly building a cash-flow machine that actually works. Sold the family house, wiped all debt, and every extra dollar now feeds a simple 60/40 hybrid built on Kevin O’Leary’s ‘never touch principal, only spend the yield’ rule and Peter Wolff’s unbreakable dividend-king strategy. Goal: replace my paycheck with dividends + rental income before 45, then decide if I still want to punch a clock. No leverage, no hype, just proven monthly payers compounding while I sleep. Portfolios private for now. Regular guy, real plan. Follow along!

$CASH6040 added EQIX as it captures data centers and ai boost. only a small fraction of the complete holdings but a boost to monthly income. we let it ride and see how it fairs.

after some close study and understanding of what I want this mix to do for me and anyone who may use it for them selves. is promote growth and monthly income. the BND shows no good results only as a money holder it is stable but so is SGOV and has better yields. so BND is gone SGOV will be the champ for the holding and payout it is capable of over BND. let’s go!

Changes:JEPI +28.0%JEPQ +22.0%SGOV +15.0%O +15.0%NNN +10.0%

I removed SRT completely as it too volatile added O,NNN,FRT,and BND for better balance. this will knock down monthly income but give stable growth for the long haul as this is designed to do.
