Instead, I am betting on the underlying technology that powers all AI applications, irrespective of the winning model.

I can't say which Tech company will come out on top, but I do know one thing: they all require power, cooling, steel, and land. As a real estate developer and a pick-and-shovel investor, I'm focusing on the infrastructure behind it all. I'm betting on the needs, not the headlines.

Heavier in contracted infrastructure with real backlogs, lighter in semiconductors, smallest in space and geopolitical exposure. Same thesis, cleaner execution. From the turbine to the GPU to low Earth orbit. The infrastructure AI can’t run without.

Started as a pure grid play. The thesis was right but incomplete. AI doesn't just need power. It needs chips, fabrication, satellites, cooling, defense, and software. Every layer has one thing in common: the companies providing it are being paid right now on existing contracts. This rebalance wasn't a pivot. It was a zoom out. The grid positions stayed because that thesis got stronger. Everything added around it completes the answer to one question: what does AI physically need to exist?
